The Greek Golden Visa, step by step

Non-EU nationals who invest in Greek real estate can obtain a five-year residence permit for themselves and their family. Here is how the process usually works for a property in Rhodes.

Minimum real-estate investment (general rules)

  • €800,000 – Attica, Thessaloniki, Mykonos, Santorini and islands with more than 3,100 residents, including Rhodes. One residential property of at least 120 m².
  • €400,000 – Other regions of Greece. One residential property of at least 120 m².
  • €250,000 – Converting a commercial building to residential use, or restoring a listed building, anywhere in Greece.

The process

  1. Initial consultation – We discuss your goals, budget and family members, and check your eligibility.
  2. Tax number & bank account – A Greek tax number (AFM) and bank account are obtained, usually through a power of attorney.
  3. Property search & due diligence – Legal checks of title, land registry, permits, building legality and any border-area permit needed in the Dodecanese.
  4. Purchase contract – Signing before a notary, payment through a Greek bank and registration with the Hellenic Cadastre.
  5. Residence permit application – The application is filed with the Ministry of Migration; the applicant attends in person once for biometrics.
  6. Permit issued & renewal – A five-year residence permit, renewable for as long as the investment is kept.

Thresholds and procedures follow the general rules in force since 2024 and may change. Your specific case needs individual advice.
